This beautiful ranch is approximately 9,845.86 +/- acres. The property borders the southern banks of the Canadian River and Spring Creek runs through the middle of the ranch, both totaling over 2,000 acres of productive bottomland. Spring Creek provides live water throughout the property.

 

TERRAIN & WATER

The terrain is diverse, including Cottonwood tree covered bottomland with hayfields, rolling plains and ridgelines. There are 9 maintained livestock water wells scattered in strategic locations throughout the ranch and a house well for the main house. Spring Creek meanders through the middle of the ranch, and water flows year around. The Seller has improved water conservation on the property by systematically removing Cedar grows along the creek flows.

 

Total depths of the water wells range from 85 feet in the bottomland to 200 feet in the hillsides. There are numerous stock tanks scattered throughout the property. Very few ranches in the Panhandle have this amount of live water and functioning water wells.

 

ROADS, PENS & FENCING

Many graded ranch roads run the property accessing the windmills and live water features. There are two large, older cattle pens with steel pipe construction, and a truck loadout chute located at the Western edge and center of the ranch. The ranch is cross fenced for pasture management, and the seller has been replacing older fencing with new 5 strand barbed wire. Electric is on the property and borders the property along the County roadways.

 

WILDLIFE & VEGETATION

Spring Creek Ranch is a sportsman’s paradise and supports large populations of wild game. There are Whitetail Deer along the bottomland of Spring Creek and the Canadian River locations, Mule Deer and Antelope along the hillsides and rolling plains. Turkey, Dove and Quail populate the ranch throughout, and waterfowl hunting along the creek bottoms is unmatched for the area.

 

STRUCTURES

The ranch house is surrounded by Cottonwoods and Hardwoods, nestled along Spring Creek. The home was built in 1942 from 8” limestone rock and is approximately 2,800 square feet with three bedrooms and two baths. There are many wood accents throughout the home. The home has needed repairs to make it livable. There are also two wood frame garage buildings, and an older rock building that was once used as an office.

 

COMMENTS

Very few ranches in this area of the Panhandle have the highly sought-after creek bottoms with miles of live water. The views and the diversity of this ranch make it a ranchers dream with unlimited potential. The big plus is the ranch is contiguous.

 

DIRECTIONS

The ranch is located approximately 11 miles northeast of Borger, Texas. Access to the ranch house is provided by a paved road from County Road X fronting the southern boundary of the ranch. Do not enter the property without Broker approval.
